San Francisco, 1906. Veuf depuis peu, le Dr Eric Price noie sa peine dans les stupéfiants et les relations éphémères. Un soir, il reçoit la visite d’un émissaire de la Winchester Repeating Arms qui lui offre un lucratif contrat : évaluer la santé mentale de Sarah Winchester, actionnaire principale de la compagnie depuis la mort de son mari, dont les agissements étranges et la croyance en des phénomènes surnaturels inquiètent les dirigeants. Dès son arrivée chez l’héritière, le Dr Price est intrigué par les travaux d’agrandissement en cours dans le manoir, alors que des pièces sont scellées et que certains accès ne débouchent nulle part. En proie à des visions macabres, il persiste à les associer à de simples hallucinations et refuse de croire, comme le soutient Sarah, que la maison est hantée.
